Sunset Development paves the way for the next generation condo buildings in NYC
NATURAL WELLBEING MEETS URBAN INNOVATION:
Sunset Park Development is the next generation of condominium living in New York City—an inspiring model for what’s possible when sustainability, design, and profitability converge. Situated on a 50'x110' lot in Brooklyn’s Sunset Park neighborhood and designed within the limits of R6A zoning at 3.9 FAR, the building delivers 23,000 square feet of thoughtfully planned residential space tailored for today’s environmentally conscious buyer who is willing to pay a premium for sustainable real estate.
Targeting this new generation of buyers, the design goes well beyond conventional sustainability by introducing an urban roof farm where dwellers can grow their produce in private planting beds and a communal winter garden year-round. The farm will offer educational classes led by horticultural specialists on composting, rainwater collection, and gardening basics to help grow vegetables without pesticides and microplastics.
Despite incentives under Local Law 97, the vast majority of New York City’s 40,000 acres of rooftop space remains significantly underutilized at only 60 acres.
While new regulations now require green roofs on new developments, the mandated implementation is minimal—falling short of the growing demand among next-generation buyers who are willing to pay a premium for sustainable amenities. Recognizing this untapped potential, we’ve designed a building that redefines urban living through not only green architectural features but configuration of spaces that naturally promotes an ecological culture.
In our project, the engineered green façade provides natural insulation, absorbs carbon, and enhances biodiversity—offering a forward-thinking, sustainable building envelope. Inside, all public areas are ventilated naturally, while each residence is climate-controlled with an energy-efficient heat pump system. The natural insulation provided by the green facade and the roof is enhanced by high-performing and renewable insulation materials such as hemp and sheep's wool.
Atop the building, the urban farm and comfortable lounging areas bring a hybrid of leisure and agriculture.
Sunset Park Development strikes the ideal balance: it offers forward-thinking amenities that resonate with the values of Millennial and Gen Z buyers, while delivering ROI profitability for developers. It is an architectural activist, and without action, there is no change.
A ROOFTOP FARM WITH PRIVATE PLANT BEDS & A GREENHOUSE:
Imagine if 80% of New York City’s rooftops produced food and oxygen while cooling the city in the summer, preventing flooding, absorbing carbon and creating a new local economy centered on urban farming and green roof landscaping—a service-based, humanistic approach to restructure our society beyond mindless consumption. Developers, too, would benefit, selling faster and at higher prices to a new generation of buyers willing to pay a 15% premium for green buildings.
Sustainability does not exclude leisure; therefore, we paired our roof farm with a sleek lounge where dwellers can mingle while sipping on their choice of beverage.

ENERGY-SAVING INTERIORS WITH FRESH AIR:
Our interiors are designed with the same principles of sustainability, wellbeing and aesthetic harmony. A vertical garden at the lobby welcomes dwellers with fresh oxygen while the apartment units are finished with renewable, non-toxic materials with thoughtful layouts.
