Bergen Street Condos is a design study for an elite developer who understands the next frontier in NYC real estate: Millennial and Gen Z buyers with an environmental preference.
Green facades & roofs, passive house envelopes, and clean energy-powered buildings are making their way into the mainstream of the NYC scene, and the new generation is willing to pay a premium for it. The premium amount changes per location yet it is there to stay. As environmental architects, we developed a sound formula for urban sustainability, with a well-balanced combination of clean energy, insulation, outdoor space and recycled materials. 

The ground floor activates the streetscape with a dedicated Fresh Market and hospitality spaces, fostering local commerce and community connection. 16 high-end residential units with 22,500 sellabe sf (2-bedroom apartments at 1300sf and 3-bedroom apartments at 1650sf) offer spacious, light-filled homes, air-conditioned with energy efficient units half the size of standard counterparts. The terraced design incorporates significant biophilic outdoor space for residents, enhancing well-being, biodiversity, and carbon absorption while mitigating urban heating and flooding.
